A home-equity line of credit may let an eligible homeowner borrow as needed. Interest, rates, fees, draw rules, and repayment terms vary by lender and product.
A cash-out refinance may convert part of available equity into loan proceeds. Closing costs, the new rate and payment, qualification, and tax treatment should be reviewed with licensed professionals.
Keeping a former home as a rental may create income, but vacancy, repairs, management, taxes, insurance, financing, and market conditions can materially change cash flow.
Some eligible owner-occupants may use low-down-payment financing for qualifying multi-unit properties. Borrower, property, occupancy, mortgage-insurance, and program requirements apply.
Define your destination. Work backward. Let equity compound year over year until your capital works harder than you do.
